1. High startup costs

According to Jonathan, if you're going to purchase a property, you only need 10% down on a second home loan and 15% down when financing and furnishing costs. For Airbnb arbitrage, he says you only need between $5,000 and $7,000 to cover upfront costs, which include the first and last month's rent, furniture, and the deposit. This business model is not for those who don't have money ready to invest or people who are scared to get creative and look for financing options.

Therefore, hosts need to understand this is part of the business. Airbnb recommends noise sensor devices to help you protect your space while also maintaining the privacy of your guests. 5. Damage to property

Damage to property is inevitable. At some point, someone will damage something resulting in you having to take the time to make repairs. Until the damage is fixed, depending on the type of damage, you may not rent your property, which will cut into your revenue and profit. Airbnb offers AirCover for Hosts, which provides hosts with $3 million in coverage in the event a guest damages your property. To get reimbursed for damage, you must take pictures to prove the damage occurred and file a request with AirCover for Hosts within 14 days of the guest checking out. Guests will have 24 hours to pay, but if they decline to pay or don't respond, you can involve Airbnb Support.

Who is Jonathan Farber?

Jonathan Farber is a successful online entrepreneur and Airbnb investor from Nassau County, New York. In 2011, he attended Hofstra University in Long Island, New York for a bachelor's degree in marketing. He also competed in Division 1 college golf tournaments.

Airbnb arbitrage is profitable in 2024 because, according to Tourism Academy, in 2021, Americans were taking over 2.29 billion domestic trips each year. That number continues to rise, which allows you the opportunity to make money as an Airbnb host. As long as you understand the challenges hosts face, have the money to lease or purchase and furnish a property in a prime location, and don't mind managing a team, you can make money.

The problem with Airbnb is that upfront costs are high and there are many moving parts from managing bookings, your listing, team, and your physical property. You also can't control what people do while on your property and your mind is always worried about your property. 

If another pandemic similar to the COVID-19 pandemic were to occur, no one with an Airbnb property would make money. That's the risk you take these days.

Another problem with starting an Airbnb business is that there is a lot of competition from the thousands of other short-term rental properties on Airbnb, VRBO, Booking.com and more.
