July 22, 2023

Airbnb Freedom Fast Track by Jonathan Farber is an online training program that teaches you to get your first Airbnb property within 90 days and how to automate your business so that you're not working in your business like an employee.

Jonathan's training covers more than just how to start Airbnb arbitrage. You'll learn about co-hosting, extended stays, partnerships, how to get a property through creative financing, and how to hire virtual assistants so you spend your time managing your business.

This Airbnb Freedom Fast Track review will reveal if the Airbnb business model allows you to make money online passively each month and how it compares to owning, ranking and renting digital properties with the local lead generation business model using free traffic on Google.

Top 5 Challenges Airbnb Hosts Face

1. High startup costs

According to Jonathan, if you're going to purchase a property, you only need 10% down on a second home loan and 15% down when financing and furnishing costs. For Airbnb arbitrage, he says you only need between $5,000 and $7,000 to cover upfront costs, which include the first and last month's rent, furniture, and the deposit. This business model is not for those who don't have money ready to invest or people who are scared to get creative and look for financing options.

2. Last minute cancellations

Something that can frustrate Airbnb property owners is last-minute cancellations. Guests may have valid reasons for having to cancel their reservation. Therefore, hosts need to understand this is part of the business. To cut down on the number of last-minute Airbnb cancellations that don't have a legitimate reason, it's best to set clear cancellation policies on your listing.

3. Guests hosting parties

A tremendous problem many Airbnb hosts have dealt with since the inception of the company has been guests hosting parties. In August 2020, Airbnb announced a temporary ban on all parties and events for all listings. In 2022, they codified the ban as their policy. Even with the new Airbnb party policy, the possibility exists that guests are still going to throw parties if your Airbnb is in a touristic location, like near a college or University. This will happen even if you clearly state on your listing that parties are not allowed. You can't control everyone's actions while on your property until it's too late.

4. Noisy guests

Another challenge is noisy guests. This problem affects those hosts who own a condo, apartment or home in a residential area. You don't know how noisy your guests are until they set off your noise monitor and your neighbors or landlord complain. Airbnb recommends noise sensor devices to help you protect your space while also maintaining the privacy of your guests. An Airbnb sound monitor is a wise investment for anyone who is going to take this business serious because a landlord can stop doing business with you if you can't control your guests.

5. Damage to property

Damage to property is inevitable. At some point, someone will damage something resulting in you having to take the time to make repairs. Until the damage is fixed, depending on the type of damage, you may not rent your property, which will cut into your revenue and profit. Airbnb offers AirCover for Hosts, which provides hosts with $3 million in coverage in the event a guest damages your property. To get reimbursed for damage, you must take pictures to prove the damage occurred and file a request with AirCover for Hosts within 14 days of the guest checking out. Guests will have 24 hours to pay, but if they decline to pay or don't respond, you can involve Airbnb Support.

Is Airbnb arbitrage profitable in 2024?

Airbnb arbitrage is profitable in 2024 because, according to Tourism Academy, in 2021, Americans were taking over 2.29 billion domestic trips each year. That number continues to rise, which allows you the opportunity to make money as an Airbnb host. As long as you understand the challenges hosts face, have the money to lease or purchase and furnish a property in a prime location, and don't mind managing a team, you can make money.

The problem with Airbnb is that upfront costs are high and there are many moving parts from managing bookings, your listing, team, and your physical property. You also can't control what people do while on your property and your mind is always worried about your property.

If another pandemic similar to the COVID-19 pandemic were to occur, no one with an Airbnb property would make money. That's the risk you take these days.

Another problem with starting an Airbnb business is that there is a lot of competition from the thousands of other short-term rental properties on Airbnb, VRBO, and more. You are also going up against large hotel chains. It is far more difficult to make money on Airbnb than the gurus make it seem.

Renting physical properties is not as profitable per property as it is with renting digital properties.

Owning digital real estate with local lead generation is more passive than owning an Airbnb

Digital real estate with local lead generation requires a much less initial investment and you can see a 95% profit margin.

You are also in more control of your business because you choose the niche to generate leads for, how to rank your property on Google, what local small businesses you'll send leads to and how much your client will have to pay you every month.

My tree care site in Grand Rapids, Michigan, has paid me $2,000 every month ever since I built in over 7 years ago. I got in the tree care niche, chose the business to work with, and I told them it was going to be $2K per month for exclusive leads after having sent them leads in advance to open their appetite.

Local lead generation

With digital real estate, you will still make money during a pandemic by going into pandemic-proof niches such as plumbing, HVAC, and medical supplies. You also don't have to worry about filing any damage claims because no one will damage your digital property.

The benefits of creating and renting your digital property far outweigh those of being an Airbnb host.
