Are Joshua’s Claims Realistic?

  •  ‌‌Joshua’s claim of starting with $10 and a couple of hours is not really realistic. It can take a few hours if you are experienced with SEO and web design. However, $10 often only covers the hosting. You will still need to pay for the tools you need for research and monitoring. I invested about $500 initially and about a whole day to rank my first asset.
  • Joshua’s claim of signing a “tenant” within a week for $1K is possible. It takes a few weeks to 6 months for a site to rank on Google. Depending on the quality of the free leads you send, a client may agree to paying you $1K a month. I earn $500 to $3,000+ from each of my sites.
  • Joshua’s claims of raising the “rent” by $500 every 3 months depend on the performance gains of your site. Repeatedly increasing your fees every 3 months without the performance to match is unreasonable.
  • Joshua’s claim of selling your ranked site for 120x is unlikely in this market. Empire Flippers reports that lead generation sites often sell for 6-12 months’ average net profit. This means that a site that earns $1K in monthly rent sells for $20K to $60K.

Final Verdict: Can Digital Leasing Teach You a Profitable Rank and Rent Strategy?

Digital leasing can teach you a profitable rank and rent strategy with Joshua’s marketplace method. The marketplace method uses the same strategy that we learned from Dan Klein. It’s still as effective as ever. However, I found that it is not as effective at maximizing profits. This is especially true in high-ticket niches.

Let’s say you have a tenant that pays you $1K a month. He makes $10K in the 1st month and $30K in the next from your leads. You earn $2K from those 2 months regardless of how much the leads closed for. This is why in these situations, I opt for commissions instead. So let’s say I have a 10% commission deal with that client. I earn $1K in the 1st month and $3K in the next. This is just 1 of the strategies that I teach in my rank and rent program that differentiates it from Josh’s Digital Leasing.
