It can be incredibly risky if you don’t know what you’re doing. Many people leverage debt to break into the world of real estate investing. If property values drop or tenants stop paying, you still owe the mortgage. Real estate investments also aren’t very liquid because you need to wait until someone is willing to buy at the price you want to sell. Your money can get locked up for an extended period, like Mike Tyson serving his prison sentence. If you’re planning to collect rent rather than flipping the property, you’re responsible for ongoing repairs, managing tenants, and paying property taxes and insurance. With that said, the course offerings provide some value to aspirant real estate investors but are too expensive for the value it offers. Mat Piche’s strategies in real estate built him the business that he has today. However, it is not enough to credit him as an expert in the industry as he tends to over-promise some results.
In my opinion, investing in digital real estate with local lead generation is a much less risky opportunity to make passive income with high profit potential. Local lead generation involves ranking simple websites on Google and renting the marketing results to small business owners for $500-$3,000+/month. You’re like Zillow, but instead of connecting home buyers with home sellers, you’re connecting small businesses with customers. Each of these websites only costs a few hundred to a few thousand dollars to rank on Google, so your profit margins can reach 90%+. You need to risk much less capital than real estate investing for a similar level of financial upside. Once a site is ranked on Google and you’ve partnered with a business owner to take the leads, you can earn passive income because the site requires minimal ongoing maintenance. You’re like Grant Cardone collecting rents from his tenants, except yours are all online and no one can damage your property.
