I’ve been making money with SEO for over 11 years now. Although rank and rent is admittedly the model I’ve had the most success with, I’ve certainly also made money by selling SEO services to local businesses as well. If you’re deciding which of these models to focus on, here’s why I personally think rank and rent is the better choice.
1. Rank and rent owns long-term assets while an SEO agency relies on short-term retainers
The rank and rent business model involves creating websites and Google Business Profiles that you own. These are digital assets that can pay you month after month over many years. If you invest in ranking these online properties and maintaining them, they can generate hundreds to thousands of dollars per month. This income can oftentimes be passive because you don’t always need to continue investing time and money into the website once ranked, especially in lower competition markets.
For example, a rank and rent property that I invested in over a decade ago has consistently paid me $2,000/month all these years, more than $240,000 from one website. I’ve barely touched the website since first ranking it so it’s been mostly passive income.

An SEO agency charges monthly retainers to perform work on another brand’s marketing assets. A retainer is an advance fee a client pays to secure your company’s SEO support for the month. SEO retainers can range between $300 for website maintenance and automated systems in low-ticket niches to upwards of $10,000+ for high-ticket engagements like personal injury lawyers and enterprise SaaS. Beginner SEOs with less than two years of experience command average retainers of around $1,540/month, according to a 2024 pricing survey of 439 SEOs by Ahrefs. That jumps to about 3,648/month for SEOs with at least five years of experience.
2. Rank and rent starts with a clean website reputation while SEO agencies inherit historical site issues
Launching a new rank and rent project typically involves buying a fresh domain without any historical data on Google. Although domain age is a ranking factor that Google considers when assessing a website, it’s much easier to rank a newer domain than a domain with a damaged reputation. There is even an SEO concept known as “Google honeymoon” where it’s believed there is a temporary phase where a brand-new website receives an initial boost in search rankings while Google fully assesses its long-term quality before it settles down. If you can show Google that the website deserves premium visibility because user signals are strong, you can maintain rankings after the honeymoon phase.
SEO service providers work on an existing brand domain that has historical Google data, unless launching a brand new website because the business is just starting their website or wants to switch the domain name. That means SEO agencies must overcome all the historical issues with the website, such as backlink spam or poor user signals. Unfortunately, it’s very difficult to get Google to trust a domain again once it’s been flagged by Google’s algorithm for black hat SEO practices or just low-quality.

3. Rank and rent relationships prevent client churn while SEO agencies can experience high churn rates
Rank and rent businesses own the assets that generate leads for clients so clients must maintain the partnership to continue receiving those leads. This leads to long-term engagements that can span many years if you keep the lead flow consistent. Rank and rent partnerships often only end if a business owner decides to stop offering the service. If this happens, you still own the asset so you can just find another partner to pay you for the leads.
I recently had a metal gate rank and rent client go MIA on me. It only took a few phone calls until I was able to find an alternative metal gates service provider to replace the old client and start paying me for the leads.
SEO agencies can experience more frequent client churn because clients retain ownership of their website and other digital assets, making it easier to cancel or switch providers when results are slow or expectations aren’t met. The average churn rate for SEO clients is between 2-3 years, according to a survey of businesses paying for SEO services by Backlinko. However, it’s not uncommon for local business owners to cancel SEO services within the first six months because they feel they are paying monthly without seeing results even though SEO typically requires six to 12 months to provide an ROI.
The last SEO service client I had was a local healthcare business that lasted only 2 months even though we set expectations ahead of time and signed a 12 month contract. My team completely relaunched the website and we started generating more relevant site visitors for the client’s target service in their service area, but they still canceled.
Furthermore, the Backlinko study found that 46% of businesses surveyed had worked with two or more SEO providers within the previous year, highlighting how common provider switching can be among SEO clients.
4. Rank and rent clients are typically easy to land while SEO clients are usually difficult to land
Closing rank and rent clients is relatively easy because you can send them leads in advance and start them on a commission deal where you only get paid for leads they convert. With rank and rent, you can do the hard work of ranking the website before you ever pitch a client. Once the site generates phone calls, you can send those leads to prospective clients on a free trial. After they close a few leads and experience the additional revenue firsthand, converting them into paying clients is often much easier.
My call tracking software also makes warming up potential clients easy. You can add a whisper message before transferring the call that tells the business where the lead came from. That way, when you eventually reach out about a rank and rent partnership, they already recognize your name and have received value from you. For example, my rank and rent clients hear, “This lead came from Ippei,” before they are connected with the potential customer.

SEO prospects are more difficult to close because you’re asking them to invest in a service for 6–12 months without guaranteed results. Established agencies with strong case studies and third-party reviews can overcome this trust barrier more easily. For new SEO freelancers and agencies with little reputation or proof, however, convincing a business to commit to months of payments before seeing an ROI can be extremely difficult. You may need to offer a low-risk trial, performance guarantee, or another way to reduce the client’s perceived risk.
The Backlinko SEO Services Report further highlights this challenge. The study found that 72% of SEO clients discovered their provider through referrals, Google Search, or online review sites such as Yelp. These channels naturally favor agencies with an established reputation. Client acquisition methods commonly used by newer agencies, including cold email, cold calling, and paid advertising, accounted for a much smaller share of SEO provider discovery.
5. Rank and rent business owners work for themselves while SEO agency owners work for the client
Rank and rent allows you to operate from a position of strength. You have full control over your digital assets and the partners you work with. You can manage your business however you desire without input from your clients because they perform work under your branding.
An SEO agency works for a client, following their specific rules and striving to meet their expectations. Some SEO clients even view their SEO agencies and freelancers as employees of their business, which is why it’s not uncommon for them to request tasks outside the scope of SEO work. Since the client is paying for SEO rather than leads, they often take an active role in trying to manage you and the work you're doing rather than just enjoying the benefit of that work.

6. Rank and rent allows you to have full control over SEO results while SEO agencies rely on client inputs
As a rank and rent business, you control all the factors that influence SEO results, from picking the domain name to automating reviews if you get a GBP. You own the results completely because you are able to control every input. If the campaign fails, it’s a result of your skills alone, not something outside of your control.
As an SEO agency, you rely on certain SEO-related inputs from the client which can affect your overall results for them. For example, when managing a local SEO campaign, getting consistent and positive Google Reviews is one of the most important factors for ranking in Google Maps. As an SEO agency, you may set up an automation system with something like GoHighLevel where your SEO client just needs to trigger the review request by providing the email address of the client they’ve served. However, if they don’t remember to do this consistently, it affects your SEO results for them.

7. Rank and rent sites stay tightly focused while SEO agencies often inherit bloated websites
Rank and rent projects can often rank easier than broader client SEO campaigns because you can keep the website hyper-focused on one specific service and service area. Site radius is a key concept of topical authority in SEO. A website that maintains a tight topical cluster can often outrank a website that spreads topical coverage across many areas instead of focusing on one or a few key areas. This SEO strategy is amplified further when leveraging exact match domains (EMDs). With rank and rent, you can buy an exact match domain or close match domain and publish content around a tight topical cluster related to the keyword that the domain targets to outrank other websites that cover a broad range of services.
For example here is one of my sites lacommercialconcrete.com. It targets Los Angeles commercial concrete jobs specifically rather than spreading out topical authority across many other concrete services. That's a major reason it's able to rank at the top of Google for the keyword.

SEO agencies often inherit websites with broad topical coverage, making it more difficult to rank for each of the specific target services. For example, a service business may offer painting, drywall, stucco, flooring, and roofing. Instead of building the entire website around one tightly defined service, the agency has to create relevance across several different service categories at once.
This can dilute topical focus and make it harder for Google to determine which services the website is most authoritative about. It also creates a more complex internal linking structure because authority has to be distributed across multiple service pages, location pages, blog posts, and other sections of the site. SEO agencies usually can’t solve this problem by simply removing unrelated services because those services are still important to the client’s business.
8. Rank and rent clients are typically low-maintenance while SEO clients require hand holding
Rank and rent clients usually don’t require consistent communication if you continue sending them quality leads. You can automatically route all phone calls and form submissions directly to the client. If you’re on a flat fee deal where they pay the same amount each month, regular meetings and reporting often aren’t necessary.
I’ve gone years without talking to some of my rank and rent clients. I just keep sending them leads and they continue sending me the flat fee month after month.
SEO clients typically require more ongoing communication because they expect monthly reports, performance updates, and explanations of the work being completed. Agencies often need to continually show progress and justify the monthly retainer, especially when rankings or traffic fluctuate.
9. Rank and rent delivers immediate value to clients while SEO takes time and isn’t guaranteed
Rank and rent can provide an immediate benefit to a business because you’re sending them leads they weren’t receiving before. If those leads turn into paying customers, the impact on revenue is direct and easy for the client to understand.
SEO services are less certain because results take time and rankings are never guaranteed. An agency can spend months improving a website without generating enough new business to justify the cost. In some cases, poor SEO work can even reduce rankings or traffic and leave the agency in an awkward position where the client is paying each month without seeing a clear return.
10. Rank and rent can target many industries while SEO agencies are generally limited
Rank and rent businesses can target a wider range of industries because clients don’t need to commit thousands of dollars upfront before seeing results. You can build sites in lower-ticket niches like pressure washing, junk removal, handyman services, appliance repair, or landscaping and only approach businesses once the leads are already coming in.
SEO agencies are more limited to industries where businesses can afford ongoing retainers for six to 12 months before seeing a return. That often means competing in higher-value niches like personal injury law, roofing, dentistry, and other professional services where SEO competition is much stronger.

- Build and rank a local lead generation site to start generating leads
- Qualify business owners that could benefit from the leads
- Offer a free trial to prove the value of your lead flow
- Follow up, handle objections, and close a long-term partnership
My favorite strategy for closing lead generation clients is to start forwarding them calls from my website and attach a whisper message to notify them that the lead came from me. After I send them 2-3 call leads, then I contact them and pitch my offer. By the time I call them, they're already warmed up and interested in talking with me, especially if they closed some of the deals I sent them.
Conclusion: Should you start a rank and rent business or an SEO agency?
You should start a rank and rent business if you want to own the assets you build, have more control over SEO results, work with lower-maintenance clients, and generate recurring income from leads. You should start an SEO agency if you prefer working directly with businesses, managing client campaigns, and selling monthly retainers.
If you’re a beginner, I recommend starting with rank and rent because it allows you to refine your SEO skills while making it easier to get paid for the results you generate. Selling leads is usually much easier than convincing a business to pay for SEO before results appear. Once you get good at SEO through rank and rent, I don’t think it’s a bad idea to add SEO clients as a secondary income stream, especially if you target higher-ticket businesses that can afford long-term SEO services.
