10 Rules To Get Your Money Right by Grant Cardone

  • Never The Money You Did Not Receive Yet: Only spend money once it's actually in your bank account. Do not count on expected earnings, wait until they are materialized.
  • 40% Rule: Allocate 40% of your income for taxes and another 40% for yourself. Live on the remaining 20% without raising your living standard until your income increases.
  • If You Can’t Write it Off, Don’t Buy it: Prioritize tax-deductible purchases. Use this rule when deciding what and what not to buy.
  • Rent and Lease, Don’t Own: Instead of owning assets outright, consider renting or leasing them to maintain liquidity. This also means less financial burden for you.
  • Stabilize and Grow Your First Flow: Focus on increasing your primary income source first before seeking additional investments. Do not get distracted by side hustles that detract from your main income.
  • The 47 Rule: Dedicate 40 hours a week to your job and at least 7 hours for personal development. Use this time to learn, grow, and improve yourself.
  • Stay Broke: Keep your cash working for you by investing it rather than holding onto it. Cash is only valuable when it is used to generate income.
  • Never Lose Money: Be cautious with your investments and expenditures to avoid unnecessary losses.
  • Seek Cash Flow, Not Cash: Aim for investments and opportunities that provide a steady cash flow, not just one-time cash gains.
  • Never Quit on Financial Goals: Persist in your pursuit of financial success, no matter what challenges come along the way.

What's not mentioned in the video: Grant makes it sound so easy, but in reality, investing in a new business doesn't guarantee financial success. Only 80% of startups survive their first year. This number decreases to 50% by the 5th year.

What Is Grant Cardone’s Net Worth?

According to NASDAQ, Grant Cardone’s individual net worth is about $600 million. His real estate investment firm manages over $4 billion worth of real estate. What Is Cardone Capital?

Cardone Capital is a real estate acquisition and management company that allows non-accredited investors access to institutional-grade real estate deals through syndication. Founded in 2016, Cardone Capital has raised $1.1 billion across 22 funds from over 13,000 accredited and non-accredited investors and invested it into 12,466 residential units and over 500,000 square feet of commercial office space, with a total value of $4.3 billion. Cardone Capital is registered with the SEC as a Regulation A offering.

How Do You Make Money With Cardone Capital?

You make money with Cardone Capital by investing in any of their available syndication deals. How much money you make depends on several factors, including the cash-on-cash return, the internal rate of return (IRR), the equity multiple, how long before the exit, and how much capital you invested. Cardone Capital targets a 12%-15% return with their syndication investments.

How Much Can You Make With Cardone Capital?

Let’s say you invested $10,000 with Cardone Capital and for a property they hold for 10 years with a cash-on-cash return of 6%, an internal rate of return (IRR) of 15%, and an equity multiple of 2.5x. With the cash-on-cash return, you’ll earn $600 per year. The IRR would be more complicated to calculate as it considers the net present value of all cash flows. Assuming everything is stable, the future value of your investment is $40,455.58. The equity multiple means your total estimated profit in 10 years can amount to $25,000. How much net income you make is the sum of the cash-on-cash return and the IRR. In our example, you might earn ‌$46,455.58 in 10 years from investing $10,000 with Cardone Capital. Of course, this is very unlikely as the rates won't stay consistent.

A real estate investor and YouTuber named Tyler Wehrung invested $5,000 into Cardone Capital and earned ‌$801.10 in 4 years. The metrics also showed that the investment was not hitting the target goals. This is a good example of what to expect when investing in Cardone Capital.

How Does Cardone Capital Make Money?

Cardone Capital makes money by charging fees for brokering the deal and managing the property. There are 3 ways Cardone Capital earns from the syndication investments.

  • Acquisition Fees - Cardone Capital charges a one time fee, typically 1%, of the total capital raised for the acquisition. This means they can earn $1 million from a $100 million property.
  • Asset Management Fees - Cardone Capital charges ongoing management fees, which is typically 1% of the equity invested or the gross revenue. The rate can change annually anywhere between 1% to 3% based on the performance of the property.
  • Disposition Fees - Upon exiting, Cardone Capital charges a one time fee, typically 1%, of the total sale price. This means they can earn $2.5 million from selling a $250 million property.

Conclusion - Are Grant Cardone’s Programs Worth It?

Cardone University is worth it if you are looking for an extensive library that tackles hundreds of topics on sales. If you are looking for specific sales training that focuses on a strategy, you’re better with other, more specialized courses and mentorship. Investing in Cardone Capital is worth it if you have a large capital to invest in a long-term and safe investment. Cardone capital has one of the highest return rates compared with other REITs. However, investing in Cardone Capital is illiquid, meaning that you cannot take out the money you invested until they exit the investment, which can happen around 5-10 years. You need tens of thousands to make any real money with REITs. This is why Grant only recommends investing in large multi-million dollar properties. If you do not have the large capital to feel a difference in investing in REITs, consider looking for alternative investments that offer quicker and bigger returns.

Is Investing in Real Estate Investment Trust (REIT) Worth It?

Investing in a REIT is always worth it as it provides a recession proof investment that gives better returns than keeping money in banks. The average annualized 10-year return was 5.46%. This means a $10,000 investment would total $17,016.79 after 10 years, assuming the annual return rate was consistent at 5.46%. That said, it's only really worth it if you have a large capital to invest long-term.

Create High-Return Passive Income With Local Lead Generation

Local lead generation is a low-cost business model that creates passive income quicker and with higher returns compared to investing in REITs. You can start with as low as $500 in initial investment and earn up to $2,000 a month in stable income in just a few weeks to a couple of months. You do not have to hire a property manager and it costs as little as $30 a month to maintain while you keep all of the profits.

As a type of digital real estate, you create and rank a site on Google, then rent it out to local businesses. As there is no physical property, you do not have to worry about maintenance, insurance, occupancy rates, tenants, and other problems that come with real estate investment. Scaling a local lead generation is as simple as repeating the rank and rent process. There is no limit to how much you can scale with each site earning you $500 to $2,000 a month in predictable income. This makes local lead generation the best sustainable low-cost and low-risk business model to create time and financial freedom.
